Melbourne's south-east
A licensed operator of registered rooming houses, run to a standard most of the sector doesn't reach.
ADM Rooming House Management Pty Ltd operates council-registered rooming houses in Rosebud, Mornington, Frankston North, Karingal, Dandenong and Glen Waverley. The people behind ADM have operated shared accommodation since 2017. Our residents are long-term, most over 40, many pensioners.
How we operate
- Licensed
Licensed rooming house operator under the Rooming House Operators Act 2016. Business Licensing Authority licence RH0001726O, held by ADM Rooming House Management Pty Ltd and verifiable on the Authority's public register.
- Registered
Every property is registered with its council under the Public Health and Wellbeing Act, certified annually with inspections as required, and listed on the Consumer Affairs Victoria public register.
- Safety
Interconnected smoke alarms throughout, extinguishers and fire blankets, evacuation diagrams, annual fire-safety inspection and certification, and regular gas and electrical safety certification. Cameras in common areas.
- Residents
Each resident holds an individual agreement with ADM, with bonds lodged with the RTBA. ADM is a Centrepay-approved business, so most rent is paid by direct deduction. We select for long-term, settled tenancies.
- Management
We manage; we do not sublet or hand off. Day-to-day maintenance, compliance and resident matters are handled by us.
Property owners
We lease suitable houses on long-term terms and operate them as registered rooming houses.
A lease to ADM means one company tenant, rent from the first day of the term, no vacancy and no re-letting, and a property kept to an inspected standard. Internal fit-out is at our cost and with the required permits. Registered rooming houses are also exempt from Victorian land tax.
